PH CHELMER FDP
Chelmer Sports Ground Facilities Development Project — EPCM services for a community sport clubhouse, change room, cricket practice facility and sportsfield irrigation system.
Chelmer Sports Ground Facilities Development
Crucible was initially engaged by Queensland Cricket (QC) to develop a concept plan for the redevelopment of the sports club facilities at the Chelmer Sports Ground in the south-east Brisbane suburb of Chelmer. Subsequently, Crucible was engaged by Western Suburbs District Cricket Club to provide end-to-end EPCM services for the project delivery.
The project scope included re-use and refurbishment of the existing sports club building, demolition of other existing buildings and the construction of new facilities — a new change room building, a new lighted 6-lane cricket practice facility, an equipment storage shed, and upgrade replacement of sports field irrigation infrastructure.
Crucible provided initial consultancy and project planning services followed by project management, procurement and contract management services for the project delivery.
The site was a reclaimed landfill which contained substantial quantities of asbestos-containing ash. Management of contamination and geotechnical issues within legislative, health and safety and engineering requirements was a very significant challenge, particularly in the context of a fixed budget.
Contamination Management
The site was a reclaimed landfill containing substantial quantities of asbestos-containing ash, requiring careful management within legislative, health and safety, and engineering requirements.
Geotechnical Challenges
Complex geotechnical conditions arising from the landfill history required specialist engineering solutions to ensure structural integrity of new facilities.
Fixed Budget Delivery
Delivering a multi-facility construction project within a fixed budget while managing significant site contamination and geotechnical risks was a defining challenge of the project.
